When you submit your enquiry, you agree to our privacy policy and acknowledge we may use the details provided to contact you about your potential ground rent sale by phone, email and SMS.

Follow our 4 easy steps to obtain your ground rent offer.

    1. Tell us your details.

The address of the freehold that you are looking to sell. The number of flats, ground rent payable and the number of years remaining on each lease. If you don’t have all the information, we can obtain this from the Land Registry.

    2. Obtain a cash offer.

We will value your ground rents and provide you with the best possible price within 24 hours. Please note that we are buyers and not agents.

    3. Section 5 Notices served.

As the freeholder you have a legal duty to offer the right of first refusal to the qualifying tenants. As part of our offer we have an in-house legal team with decades of experience who will serve the notices on your behalf saving you both time and money.

    4. Sale completed.

If the lessees have not served a Section 6 Acceptance Notice within the specified timeframe, then we will instruct our legal team to begin the conveyancing process. As we have our own in-house legal team, the transaction proceeds smoothly and within the parties desired timeframe. On completion of the sale, you will receive the completion monies from your solicitor.

    Why sell my ground rents?

Owing a freehold brings with it a number of responsibilities such as collecting ground rent and service charge, insuring the building, service contracts, major works and legislative and legal obligations. If legislation is not followed you can find yourself in dispute with your lessees which can lead to court cases and in some circumstances this can cost you money. You may also be looking to sell as you want to raise some money.

What types of ground rent do we buy?

We buy residential long-leasehold and freehold properties consisting of purpose built blocks of flats or converted buildings of all sizes throughout England and Wales. We will look at freeholds with short leases, long leases, low and high ground rent payments. If you have any questions one of our team will be happy to discuss this further.

How long does the process take?

Once our offer has been accepted the Section 5 Notices will be served which gives the lessees the right of first refusal and two months to reply from the date of the notices. On expiry of the Section 5 Notices and subject to the lessees not serving a Section 6 Acceptance Notice we would aim to complete the purchase within four to eight weeks.
